The Hub at Wintringham: construction

The Hub Wintringham

The northern part of The Hub at Wintringham will include a new M&S Food, shops, restaurant, offices, car park, active travel hub and public spaces.

The work, which is expected to take 56 weeks to complete, will be carried out by Lindum, a regionally focused, employee and family-owned construction business that has been operating since 1956.

17-25 August 2026: The first phase of work is to secure the area and install the site compound, which will include a welfare building and dedicated parking for the workforce within the construction area, to help minimise the impact on surrounding roads.

From 26 August: Work will start on a new haul road from the existing substation access on Nuffield Road, south of the Urban& Civic office. This will provide access for construction vehicles until the new road is installed later in the project.

No traffic management is required at this stage.

Key stages of construction

There are lots of different components and some of the key stages of the construction are provided below, with an indication of anticipated start dates:

  • Haul road (installed)
  • Secure area and site compound installation (late August 2026)
  • Laying foundations (September 2026)
  • Constructing new road (late September 2026)
  • Erecting steel frames (mid-October 2026)
  • External works - walls, windows, doors and roofs to make building watertight (new roof cladding will commence mid-November 2026)
  • Internal works – utilities and services, internal walls and doors (February 2027)
  • Car park – drainage, lighting, tarmac and parking bays, EV charging points (late April 2027)
  • Public spaces – footpaths, paving, drainage, lighting, landscaping, cycle store/parking, seating and bins (late April 2027)
  • Remove site compound and fencing (September 2027)
  • Internal fit out of buildings by operators (late September 2026)

Some of these elements will overlap and these timescales could be affected by external factors such as weather conditions.

Working hours

As set out in the planning approval, working hours will be:

  • Monday – Friday: 7.30am to 6pm

No weekend work is currently anticipated.

Construction deliveries will be scheduled outside school hours where possible.

Monitoring and mitigation

Noise, vibration and dust will be monitored and a variety of methods used to reduce any potential impact.

This includes:

  • The site set up and traffic management plan will reduce the need for vehicles to reverse (and the associated repetitive warning sounds)
  • Use of low vibration equipment and plant
  • Restricting the speed of vehicles onsite to 5 mph
  •  Spraying water during hot/dry weather to reduce dust from vehicle/plant movements and wind.
